National Residential are a quick house sale buyer that aim to work within either a 7 or 28-day timescale. They also offer an auction-style service, where you’ll receive 100% of the price achieved at auction – but fees are required to be paid to National Residential after this.

How does it work with National Residential?

National Residential work in a slightly different way from your typical cash house buyer. As mentioned, they offer three options when it comes to selling your house fast.

The first is known as the ‘7 Day Cash Purchase’. You’ll receive an offer for your property, and if you accept, National Residential will pay that price to you upon completion of the sale. All legal fees are also covered by this option.

The second option National Residential offer is the ’28 Day Fixed Price Sale’. When choosing this option, National Residential will provide you with a fixed price for your home and if you’re happy, the company will then sell to an investor for a higher price than you’ve been quoted. The difference in price will be used to pay the legal fees and estate agency fees to National Residential.

The final option doesn’t follow normal cash house buyer processes. Instead, the ‘28 Day 100% Market Value Sale’ option is a little bit like an auction, where National Residential act as a go-between to help you sell for the best price. Here, you’ll agree on a minimum price for your home, and if National Residential are able to sell your property at auction for this reserve price or higher, you’ll receive the cash. However, you will be required to pay your own legal fees and a commission fee of 1.5% + VAT when choosing this option. National Residential state that this commission fee is used to pay their local estate agents who will work on the sale of your property.

This 28-day auction-style option doesn’t mean your house sale will be complete in 28 days. This timeframe refers to the maximum number of days during which bidding can take place. If your reserve price has been met and an offer accepted, it can then take a further 28 to complete – meaning you may be waiting 56 days for the cash to be handed over to you.
